The Aamaya master plan has eighteen residences organised on a single site at the slopes of Nandi Hills, with built-in space and solitude from the first line. There are only eighteen residences on the address: fifteen villas, five of which are managed, an Oro Resort and two Oro Experience Villas, all with their own plot. How the Aamaya Master Plan Is Zoned

The managed villa community layout is divided into two interlinked zones. Next to the entrance is the Oro Hospitality cluster, the flagship structure of the Oro Resort and its two Oro Villas, which offers the feel of a small, catered retreat. The controlled customized villas are dotted around the greater part of the estate, each on its own plot and positioned to retain existing trees and frame lengthy views. Between them is a green spine of gardens, water and walkways, so moving through the community remains gentle and slow.

Zoning adds considerable heft to the area between homes. The canopy-frame garden, step gardens, koi pond and water margins divide the site into tranquil enclaves, while the bustling life congregates around the courts and the outside space. The strategy includes service and municipal functions, not peripheral to it. Nothing is flattened for convenience, and the layout uses the landscape and trees as it finds them.

Villa Plot Sizes and Layout

The plots are huge. They represent the center of the strategy. The managed villas are spread across plots ranging from around 10,000 sft to 30,464 sft, while the Oro Experience Villas are on 7,000 sft plots. The built-ups are 5,000 sft for the 4 BHK homes, 6,000 sft for the 5 BHK homes and 8,000 sft for the 6 BHK homes. These Nandi Hills villa plots provide space for large families to stretch themselves over many generations.

Landscape and Shared Features

The Aamaya site layout is structured around planned landscape as well as plots. Residents have access to Club Aqua, tennis courts, half-basketball and pickleball courts, an outdoor meeting space and a series of gardens and water elements. Reading the Master Plan as a Buyer

The plan pays off for the customer with a slow read. Begin with the form you want as size rules everything else, then look at where it is in relation to entry, greens and club. Corner and edge plots give up a little convenience for added seclusion, while those closer to the communal spaces have the pool and courts within a shorter walk. We can walk you through what plots are still open and the location of each.

The plot is as important as the two-zone arrangement. The cluster’s homes are part of the other villas and shared environment, while the Oro Hospitality zone retains a more tranquil, retreat aspect at the entry. In the abstract neither is superior, just depends on how much you value closeness to the club vs a more remote area. The best way to get a sense of that distinction is to walk the site.

Regardless of what you choose, the low density is everywhere. There is no one densified area of the neighborhood, there are 18 residences throughout the entire parcel, trees and gardens in every zone. The whole point of developing a site like this, rather than just cramming in as many units as the land allows, is consistency.

See the plan in layers. The land and its trees are the primary elements, then the plots and dwellings are nestled into that, and the shared utilities and the green spine connect everything. Seen this manner, the layout is not so much a grid of lots but a single landscape into which houses are set. That’s what gives the neighborhood its quiet, a conscious departure from a congested plan.
